For most additions, converted garages, and over-garage bonus rooms in North Texas, a ductless mini split is the better answer than extending your existing ductwork — because the existing system was sized for the house as it was, and stretching it to cover new square footage compromises both the new space and the old. The exceptions are real, though, and this guide gives you the framework contractors should be walking you through before either option gets quoted.

What is a ductless mini split, and how does it differ from ducted?

A mini split is a small heat pump with its own outdoor unit and one or more indoor heads mounted in the room they serve, connected by a slim refrigerant line set through a three-inch wall penetration — no ductwork at all. It cools and heats, zones itself by definition (the room has its own thermostat), and runs on variable-speed inverter technology that modulates output instead of blasting on and off. A ducted extension, by contrast, means tying new supply and return runs into your existing system — new square footage fed by the same central unit.

When does ductless win?

When the space is disconnected from the existing duct system or the existing system has no capacity to spare — which describes most garage conversions, sunrooms, casitas, and additions on slab-on-grade homes where there is no basement or crawlspace to route new ducts through. Garages are the sharpest case: they are typically uninsulated or barely insulated, hit brutal temperatures under a Texas sun, and are separated from conditioned space by a fire-rated wall you should not casually punch supply ducts through — and tying a garage into the home’s duct system raises air-quality issues (car exhaust, chemicals) that a standalone mini split avoids entirely. A mini split gives the space its own right-sized, independently controlled system without touching the main one. The same logic applies to bonus rooms that have never cooled properly: rather than starving the rest of the house to feed one room, give the room its own equipment. Multi-zone configurations extend the logic: one outdoor unit can feed two or more indoor heads, so an addition plus a struggling bonus room can share equipment without either touching the central system.

When does extending ductwork make sense?

When the addition is modest, adjacent to existing duct trunks, and your central system has documented spare capacity — confirmed by a load calculation, not a guess. It preserves a uniform look (no wall-mounted head), keeps one filter and one thermostat, and can cost less upfront if the duct path is easy. The failure mode is doing it without the math: an extension onto a system with no headroom leaves every room slightly underserved, lengthens runtimes, and shows up as the comfort complaints and cycling problems we get called to unwind. What about aesthetics and noise in a high-end space?

The wall-mounted head is the objection we hear most in Southlake and Westlake projects, and it has answers: ceiling-cassette and slim-ducted mini split configurations hide the equipment while keeping the zoning and efficiency benefits. Modern indoor heads run library-quiet, and the outdoor units are dramatically quieter than a conventional condenser — relevant for placement near patios and HOA-reviewed elevations. Efficiency also quietly favors the ductless option: duct losses in a Texas attic are real and permanent, while a mini split delivers its output directly into the room with nothing lost in transit — part of why inverter mini splits post the highest efficiency ratings in residential HVAC.
